Yes. Under Spanish Ley de Propiedad Horizontal, any registered community of owners must hold community insurance covering the communal structure and public liability. Individual home policies do not substitute for community cover — they only cover the interior of each dwelling. If your community does not currently have cover in place, all owners share the legal exposure for communal incidents.

The community president (presidente de comunidad) or a nominated property administrator (administrador de fincas) is responsible for arranging and maintaining community cover. In some smaller La Marina communities, this role rotates between owners. We can work with whoever holds this role, arrange the cover, and set up renewal reminders so the policy never lapses.

A standard Generali community policy covers the shared building structure (roof, external walls, staircases, communal plumbing), communal areas (gardens, car parks, pool), public liability for third-party injury or damage on communal property, and Consorcio natural catastrophe activation. Optional extensions can include machinery cover (lifts, pool pumps), legal defence costs, and loss of rent for commercial communities.
