Orihuela Costa has some of the largest and most complex urbanización communities on the Costa Blanca South. Dehesa de Campoamor is a vast development spanning golf courses and residential areas; Cabo Roig, Playa Flamenca and Los Altos are large-scale British-majority residential communities with hundreds of properties. Under Spain's Ley de Propiedad Horizontal (LPH), every comunidad de propietarios is required in practice to hold a seguro de comunidad covering the common elements. Many communities in Orihuela Costa are townhouse-style — 2-storey terraced houses sharing a communal pool, garden and access roads — rather than apartment blocks. Generali Comunidad covers: the structural elements of all common buildings and facilities, the communal pipe network, communal electrical installations, civil liability up to €1,000,000 for injuries or property damage in common areas, glass, fire and storm damage. Catastrophic flood events (DANA) are channelled through the Consorcio de Compensación de Seguros — but the Consorcio will only process a claim if a valid private seguro de comunidad was in force at the time of the event. Given that parts of Orihuela Costa have experienced DANA flooding, maintaining an active community policy here is essential.

Orihuela Costa is the coastal strip of Orihuela municipality — not a separate town. This matters when understanding which local authority manages public infrastructure versus private communal roads: roads, drains and facilities within private urbanizaciones are the community's own responsibility, not the municipality's. What community insurance does NOT cover: the interior of individual homes. Each townhouse or apartment owner needs their own seguro de hogar for their property's interior — we handle both.

  • DANA flood risk: the flat coastal topography and proximity to the Río Segura drainage basin make some Orihuela Costa communities susceptible to flash flooding from DANA events. The Consorcio de Compensación de Seguros covers catastrophic flood damage to common areas — but only if a valid private policy is in force. Letting the community policy lapse eliminates access to the Consorcio.
