Spanish home insurance covers four things, layered:
- Continente (buildings) — the structure of the property: walls, roof, floors, fitted kitchen/bathroom, fixed installations.
- Contenido (contents) — furniture, appliances, personal belongings, clothes, electronics.
- Responsabilidad civil (civil liability) — damage you (or your family or pets) cause to third parties from the property.
- Asistencia (24-hour assistance) — emergency plumber, electrician, locksmith, glazier — included as standard on all but the cheapest plans.
The cheapest contents-only renters policy starts at €90/year. A typical Costa Blanca villa with full buildings + contents + civil liability + assistance runs €200–€600/year depending on rebuild value and contents declared.
The four cover levels in Spain compared
| Cover level | Typical price | Best for |
|---|---|---|
| Contents only (renters) | €90–€180 | Long-let tenants |
| Buildings + civil liability | €140–€280 | Holiday-home owners with minimal contents |
| Buildings + contents + RC + assistance | €200–€450 | Standard owner-occupied |
| Premium (all-risks, jewellery, all-risks portable) | €420–€800 | High-value contents, frequent travellers |
Generali Hogar vs Mapfre vs Mutua Madrileña vs AXA
| Insurer | English claims | Squatter cover | Holiday-home cover | vs Generali price |
|---|---|---|---|---|
| Generali Hogar (Turner) | Yes — English documents & claims | Yes — up to €6,000 legal defence | Yes — standard option | Baseline |
| Mapfre Hogar | Spanish-first | Limited | Yes — via Mapfre Hogar Vacacional | Comparable |
| Mutua Madrileña | Spanish-first | Limited | Yes | 5–10% lower — but Spanish-only |
| AXA Hogar | Yes | Yes | Yes | 10–20% higher |
For most British, Irish and Dutch Costa Blanca owners, Generali Hogar is the strongest combination of English-language claims, squatter legal-defence cover (important since 2024 in tourist-heavy areas), and competitive pricing. Mapfre and Mutua quote slightly cheaper but you'll need conversational Spanish for the claim. Our main Home Insurance Spain page covers Generali Hogar in detail.
The regla proporcional trap — the most expensive expat mistake
Spanish underinsurance penalty: insure your building for 70% of true rebuild cost, the insurer will pay only 70% of any claim — even a small one. A €5,000 burst-pipe claim becomes a €3,500 payout, with you covering the other €1,500 yourself.
On the Costa Blanca, rebuild cost is typically 50–70% of purchase price — you don't insure the value of the land, only the bricks-and-mortar reconstruction cost. A villa bought for €400,000 might have a rebuild value of €220,000–€280,000. We calculate the correct rebuild figure at quote time using construction cost per m² from the regional architects' association. Insurers including Generali waive the regla proporcional if you accept their quoted rebuild figure.
Holiday-home and non-resident cover
Standard home insurance voids if the property is unoccupied for more than 30 consecutive days, or if it's let to tourists. Holiday-home owners need a specific seguro hogar vacacional that covers extended unoccupancy plus the squatter risk that comes with empty Costa Blanca properties. Adding holiday-home wording typically costs 15–25% over a standard residential premium. Generali Hogar Vacacional is the most common product for non-resident expat owners.
Squatter cover under Ley 7/2023
Squatter occupation (okupación) is a real and growing problem on empty Costa Blanca holiday homes. Standard Spanish home insurance includes legal-defence cover up to €6,000 for eviction proceedings on most policies. Some insurers (Mapfre, Mutua) cap this at €3,000 or exclude it entirely on basic plans. Generali Hogar includes the €6,000 legal-defence as standard. See our Squatters' Rights in Spain guide for the full process.
What affects your Spanish home insurance premium
- Rebuild value of the building — the single biggest driver. Always quote the correct rebuild figure, not market value.
- Postcode — coastal and tourist areas pay more for theft risk; rural inland is cheapest.
- Construction type — concrete and brick villas are cheapest; wooden or alternative construction attracts loadings.
- Security — alarms, shutters and CCTV save 5–15%; properties without them attract loadings.
- Contents value declared — under-declaring triggers the regla proporcional; over-declaring just wastes money.
- Occupation type — permanent resident is cheapest; second home is mid; holiday-let or unoccupied is highest.
- Claims history — Spanish bonus-malus operates on home insurance too, sharing claims data across insurers.
How to get a like-for-like home insurance quote in Spain
Three steps:
- Calculate the correct rebuild value — we use construction cost per m² from the Colegio de Arquitectos. Avoid using market price.
- List your contents — declare specific high-value items (jewellery, art, collectibles) separately; bulk furniture and clothing as a single figure.
- Specify the cover level — buildings only, buildings + contents + RC, or premium all-risks. Plus squatter, holiday-home and any other add-ons.

Frequently asked questions: comparing home insurance in Spain
How can I compare home insurance in Spain to find the best price?
Match cover level, rebuild value and excess across quotes — not headline price alone. Most expats benefit from getting one Generali Hogar quote through Turner Insurance plus one or two other Spanish broker quotes on identical terms.
Which is the best home insurance in Spain for expats?
For English-language service and squatter cover, Generali Hogar through a Spanish exclusive broker is the strongest combination. Mapfre and Mutua Madrileña are 5–10% cheaper but Spanish-only at claim time.
How much does home insurance cost in Spain in 2026?
Contents-only renters cover from €90/year. Standard owner-occupied buildings + contents + civil liability + assistance: €200–€450 for a typical Costa Blanca villa. Premium all-risks €420–€800.
What is the regla proporcional and how do I avoid it?
Spanish underinsurance penalty: if you insure for less than full rebuild value, the insurer pays claims pro-rata. Avoid it by insuring at the correct rebuild cost (typically 50–70% of purchase price on the Costa Blanca). We calculate this for you at quote.
Do I need home insurance in Spain if I have a mortgage?
Yes — Spanish mortgage lenders require buildings insurance with the bank named as beneficiary for at least the mortgage balance. Most home insurance policies meet this requirement automatically; we can add the bank as additional insured at no cost.
Does Spanish home insurance cover squatters?
Yes — standard policies include legal-defence cover for eviction proceedings, typically up to €6,000 on Generali Hogar. Some cheaper insurers cap this at €3,000 or exclude it on basic plans. Check the cover document.
Can I insure a holiday home in Spain if I'm a non-resident?
Yes — Generali Hogar Vacacional is designed for non-resident expat owners. Cover includes extended unoccupancy (up to 90 days) and tourist-let scenarios. Add about 15–25% over standard residential premium.
How long does it take to get a home insurance quote in Spain?
Through Turner Insurance: 30 minutes by phone or email, often on the same call. We calculate the correct rebuild value for you using Colegio de Arquitectos cost-per-m² data.
