The clubhouse, pool complex, security infrastructure, tennis courts and extensive grounds all need to be accurately valued and listed. Underinsurance (regla proporcional) is a particular risk on high-value developments — if the rebuild value is understated and a major loss occurs, the insurer will only pay a proportional share. The civil liability element of Generali Comunidad covers third-party injuries and damage in communal areas, but employer's liability (responsabilidad civil patronal) for directly employed staff is a separate statutory obligation. If they are self-employed contractors (autónomos), they should carry their own professional liability.
