Every comunidad de propietarios (owners' community) in Spain operates under the Ley de Propiedad Horizontal (LPH), which places the comunidad collectively responsible for maintaining common elements safely. In practice, this makes a valid seguro de comunidad (community insurance) essential for every urbanización, apartment block and gated development in Jávea. Generali Comunidad covers fire, explosion, daños por agua (water damage), storm, and civil liability up to €1M for common areas — and it acts as the gateway policy for Consorcio de Compensación de Seguros claims in the event of catastrophic events such as DANA flooding. Without a valid private policy in force, the Consorcio will not process a claim.
