Community Insurance in Benidorm — Generali Comunidad

Benidorm has the highest concentration of high-rise apartment buildings outside major Spanish cities — iconic towers of 40–55 storeys on the Poniente and Levante beachfronts. Under Spain's Ley de Propiedad Horizontal (LPH), every comunidad de propietarios is required in practice to hold a seguro de comunidad covering the common elements of the building. Generali Comunidad, arranged by Turner Insurance, provides comprehensive cover tailored to Benidorm's distinctive high-rise profile.

Large-block communities in Benidorm often have 100–500+ units, multiple lifts, underground car parks, communal pools and complex service infrastructure. Benidorm's tourist economy means year-round high turnover through communal areas, placing elevated demands on common facilities and increasing civil liability exposure. Generali Comunidad covers the structural elements, communal pipe network, communal electrical installations, lift shafts (civil liability for lift-related accidents in common areas), and provides civil liability protection up to €1,000,000 for injuries or damage occurring in common areas.

The Rincon de Loix district and residential areas away from the beachfront have mid-rise residential blocks favoured by longer-stay residents and expats. Whether your community is a beachfront tower or a quieter residential block, Turner Insurance handles everything in English — policy placement, renewals, claims guidance and changes of president or administrador de fincas.

What community insurance does NOT cover: individual apartment contents or fixtures. Each unit owner needs their own seguro de hogar (home insurance) — we strongly recommend every Benidorm apartment owner has both a community policy for the building and their own home insurance for their individual apartment.

Community Insurance Benidorm — Local Considerations

  • Building age and rebuild valuations: some Benidorm towers are 40–50 years old. Accurate rebuild valuations are especially important for older buildings — the regla proporcional (proportional rule) means underinsurance reduces every claim payout proportionally. We ensure the declared rebuild value of common elements reflects current construction costs.
  • Water damage cascades: in tall blocks, a pipe failure on an upper floor can cascade damage through multiple units below. The community policy covers the communal pipe network; damage within each individual unit is the responsibility of each owner's home insurance. In Benidorm's high-rise blocks, having both community insurance and individual home insurance in every unit is not optional — it is essential.
  • Intensive tourist use: Benidorm's tourism economy means communal facilities such as pools, lifts and stairwells face significantly higher use than equivalent residential blocks elsewhere. Elevated wear and heightened civil liability exposure make accurate coverage limits important.
  • Lift-related civil liability: lift accidents in communal lift lobbies and shafts are covered under community insurance civil liability. Physical lift maintenance and periodic inspections are a separate statutory obligation under Spanish lift regulations — community insurance does not replace the mandatory maintenance contract.
  • Underground car parks: accurate valuation of multi-storey common areas and underground car parks is critical. Underinsurance applies to the rebuild value of common elements, not just individual apartments. Car park areas, communal electrical switchrooms and service areas must be declared on the policy.
  • Consorcio cover for catastrophe events: fire, explosion and storm damage to common areas is covered directly by the Generali Comunidad policy. Catastrophic floods and earthquakes are handled by the Consorcio de Compensación de Seguros — but the Consorcio only pays if a valid private seguro de comunidad is in force at the time of the event.

Frequently Asked Questions — Community Insurance Benidorm

Generali Comunidad covers: the structural elements (walls, roof, foundations, stairwells, corridors), the communal pipe network, communal electrical installations, lift shafts and mechanical rooms (civil liability for lift accidents is included; physical maintenance is a separate obligation under Spanish lift regulations), underground car park communal areas, and civil liability up to €1,000,000 for injuries or damage in common areas. In a 200-unit block, the per-unit cost is very low — typically under €5 per unit per year.
The communal pipe network — from the main inlet to the point it enters individual apartments — is the community's responsibility, and daños por agua from communal pipes is one of the most frequent and costly claim types in large Benidorm apartment blocks. Generali Comunidad covers damage to communal areas from communal pipe failures. Damage within individual apartments is covered by each owner's seguro de hogar — which is why we strongly recommend every Benidorm apartment owner has their own home insurance alongside the community policy.
Simply contact us — we update the policy contact to the new presidente or administrador de fincas. The policy belongs to the comunidad as the legal entity, not the individual president, so the insurance continuity is unaffected by the change. If you are an incoming president who has inherited an undisclosed or lapsed policy, we can review what is in place and arrange a new Generali Comunidad policy if needed — all handled in English.
