Local Insurance Considerations in Mallorca
Insuring property in Mallorca comes with a few local factors that are critical to get right:
- The 2018 Sant Llorenç DANA flood disaster: on 9 October 2018, a catastrophic DANA storm killed 13 people and caused devastating damage in Sant Llorenç des Cardassar in eastern Mallorca. This is the defining insurance case study for the island: properties near barrancos and coastal valleys in eastern Mallorca carry genuine flood risk. The Consorcio de Compensación de Seguros covered the extraordinary catastrophic event; private policies covered the resulting water damage, contents loss and repairs. Both must be correctly in place.
- Flash flooding and barrancos: heavy autumn and winter rain across the island funnels rapidly through ravines. Properties near watercourses or in coastal valleys are at elevated risk and need careful policy terms.
- Tramuntana finca rebuild costs: traditional stone fincas in the Tramuntana mountains have very high rebuild costs — specialist materials, heritage elements and construction access make them expensive to reinstate. The regla proporcional is especially dangerous here: underinsurance will mean any claim is proportionally reduced.
- Extreme property values: Port d'Andratx and other premium areas have some of the highest residential property values in Spain. Correct rebuild values and contents declarations are essential.
- Wildfire on forested slopes: pine-covered hillsides across the island carry wildfire risk. This is an insured peril under Generali policies.
- Holiday and rental property market: Mallorca has a very large stock of seasonal and holiday-let properties. The correct occupancy basis is essential — incorrectly declared properties risk claim refusal or reduction.
