Holiday Home Insurance Mallorca
↓ Jump to Frequently Asked QuestionsMallorca is Spain's deepest second-home market — Tramuntana stone fincas, Port d'Andratx villas, Palma apartments — and most of it stands empty from November to March. We cover the vacancy that the standard 60/90-day clause will not, add anti-squatter legal defence and the ETV tourist-rental endorsement, and arrange it all online and by phone in English from our Javea office — island properties are our daily work across Spain.

Standard Spanish home insurance is written for owner-occupied vivienda habitual (main residence) homes — and its unoccupancy clauses, which cap cover at 60 or 90 days of vacancy, are the pitfall most second-home owners only discover at claim time. A Mallorca holiday home that winters empty needs a vivienda secundaria (second-residence) policy with extended-unoccupancy cover, anti-squatter legal cover and, where the property lets, a tourist-rental endorsement. We arrange this for expat owners across Mallorca and the wider Balearic Islands (Illes Balears) — in English, from our office in Javea.
Mallorca second homes divide sharply by use: the Pollença villa used every school holiday, the Palma apartment kept as a city base, the Santa Ponça house that earns its keep on Airbnb or Booking all summer. Each pattern needs its own liability limits, unoccupancy treatment and schedule wording, so we pin down the use pattern at quote stage and word the policy accordingly.
Why Mallorca Is Spain's Benchmark Second-Home Island
With over 920,000 permanent residents, Mallorca is the largest of the Balearics and carries the deepest genuine second-home market in Spain. The buyer split is distinctive: the island hosts the largest German community in Spain outside Madrid, centred on Palma, Port d'Andratx and the south-west, while British owners are stronger in Santa Ponça and in Pollença and Alcúdia in the north, with Scandinavian and Swiss buyers throughout. Two nationalities, two patterns of visits, one shared underwriting fact: the house is usually empty from November to March, and the summer season runs April to October.
The stock ranges wider than on any other island we insure. Palma offers city apartments where your policy interlocks with the community's (the comunidad insures the shared structure; you insure your interior, contents and liability). Port d'Andratx holds some of the most expensive residential property in Spain. And the Serra de Tramuntana — the UNESCO-listed range behind Valldemossa, Deià and Sóller — is finca country, where traditional stone construction, heritage elements and difficult access push rebuild costs far above what the floor area suggests. That is where the regla proporcional bites hardest: insure a finca below its true reinstatement cost and every claim is proportionally reduced.
- Port d'Andratx & the south-west: premium villa values — accurate rebuild figures and declared high-value contents are non-negotiable.
- Santa Ponça & Calvià: British-favoured villas and townhouses with pools — classic summer-use, winter-empty occupancy.
- Pollença & Alcúdia: northern family villas with strong summer-let demand and long quiet winters.
- Serra de Tramuntana villages: stone fincas with specialist reinstatement costs — the island's biggest underinsurance risk.
- Palma: apartments kept as city bases — community-policy interplay and burglary terms for weeks-empty flats.
- The eastern valleys (Sant Llorenç): flood-aware underwriting since the 2018 DANA.
Mallorca also owns the defining flood case study in Balearic insurance: the DANA storm of 9 October 2018, which killed 13 people and devastated Sant Llorenç des Cardassar and the eastern coastal valleys. The Consorcio de Compensación de Seguros paid for the extraordinary event; private policies picked up the resulting water damage and repairs — but only where a valid policy was in force. Salt corrosion along the coast and wildfire on the forested Tramuntana slopes complete the risk picture.
On letting, Mallorca runs the strictest tourist-let licensing in Spain: the ETV (Estancias Turísticas Vacacionales) regime determines which properties may be let to tourists at all. Whether you let under an ETV licence or never let, the policy has to say so — the tourist-rental endorsement adds guest liability and tenant-damage cover, and an undeclared letting use is the fastest route to a disputed claim. We settle it in the first conversation.

What Holiday Home Cover Typically Costs — Guide Tiers for All of Spain
These are national starting points: premiums are driven by rebuild value, security measures and letting use, not by where in Spain the property sits. For Mallorca the decisive rating factor is usually rebuild value — a Tramuntana stone finca costs far more to reinstate than its floor area suggests.
- Continente (buildings) + contenido
- Extended unoccupancy (no 60/90-day clause)
- Family civil liability
- 24-hour home assistance
- All of Esencial
- Tourist-rental endorsement (Airbnb / Booking)
- Anti-squatter (defensa jurídica antiokupación)
- Higher liability for paying guests
- Empty-property burglary uplift
Prices are indicative and depend on rebuild value, security measures and let frequency. Contact us for a free personalised quote.
