A Mallorca holiday home that winters empty needs a vivienda secundaria (second-residence) policy with extended-unoccupancy cover, anti-squatter legal cover and, where the property lets, a tourist-rental endorsement. Mallorca second homes divide sharply by use: the Pollença villa used every school holiday, the Palma apartment kept as a city base, the Santa Ponça house that earns its keep on Airbnb or Booking all summer. Each pattern needs its own liability limits, unoccupancy treatment and schedule wording, so we pin down the use pattern at quote stage and word the policy accordingly.

Why Mallorca Is Spain's Benchmark Second-Home Island

With over 920,000 permanent residents, Mallorca is the largest of the Balearics and carries the deepest genuine second-home market in Spain. The buyer split is distinctive: the island hosts the largest German community in Spain outside Madrid, centred on Palma, Port d'Andratx and the south-west, while British owners are stronger in Santa Ponça and in Pollença and Alcúdia in the north, with Scandinavian and Swiss buyers throughout. Two nationalities, two patterns of visits, one shared underwriting fact: the house is usually empty from November to March, and the summer season runs April to October.

The stock ranges wider than on any other island we insure. On letting, Mallorca runs the strictest tourist-let licensing in Spain: the ETV (Estancias Turísticas Vacacionales) regime determines which properties may be let to tourists at all. Whether you let under an ETV licence or never let, the policy has to say so — the tourist-rental endorsement adds guest liability and tenant-damage cover, and an undeclared letting use is the fastest route to a disputed claim. No. A standard seguro de hogar contains an unoccupancy clause that suspends or reduces cover after 60 or 90 consecutive days of vacancy — and a Mallorca second home shut from November to March sits well beyond it. The fix is a vivienda secundaria policy with extended unoccupancy, an empty-property burglary uplift, and sensible winter precautions (stopcocks, leak detection — we explain the practical side). For Tramuntana fincas we also re-check the rebuild value, because underinsurance under the regla proporcional is the island's most expensive mistake.
Only with the tourist-rental endorsement added. Letting a Mallorca property on Airbnb, Booking or Vrbo is commercial use, which standard holiday-home cover excludes — the alquiler turístico extension restores it, adding guest liability and tenant-caused damage. Bear in mind that Mallorca operates the strictest tourist-let licensing in Spain under the ETV (Estancias Turísticas Vacacionales) regime, so your registration needs to be in order; we can refer you to co-operating compliance advisers alongside arranging the cover.
