Ibiza has two identities that coexist on the same island. Local Insurance Considerations in Ibiza
Insuring property in Ibiza comes with a set of local factors that are especially important at the island's property values:
- Extreme property values and the regla proporcional: Ibiza has some of the highest residential property values in Spain. Under the Spanish regla proporcional, a property insured below its true rebuild value has every claim reduced proportionally. At Ibiza prices this can mean losing hundreds of thousands of euros. Calculating the correct rebuild value — not the market price — is the single most important step when insuring an Ibiza property. We do this at quotation, at no charge.
- DANA flash flooding via barrancos: steep ravines channel heavy autumn and winter rain very quickly across the island. Catastrophic DANA flooding is covered by the Consorcio de Compensación de Seguros, the state catastrophe fund automatically included on every valid home policy. Your private policy covers the resulting water damage, contents loss and repair costs.
- Wildfire on pine-covered interior: Ibiza's pine and scrub interior carries genuine wildfire risk. This is an insured peril under Generali policies. Properties near forested land need careful coverage review.
- Seasonal and holiday property occupancy: Ibiza has an enormous proportion of properties used seasonally or as holiday lets. Standard home policies usually require periodic occupation every 30–60 days; cover can be excluded or restricted for extended unoccupied periods. The correct occupancy clause is essential and is confirmed at quotation.
- High-value contents declarations: many Ibiza residents have significant art collections, antiques, jewellery and high-value personal property. Standard contents limits may not be sufficient — specific declarations ensure full cover for these items.
