Insuring property in Tenerife comes with a few local factors that are worth getting right:

  • Volcanic and geological background risk: Mount Teide (3,715m) is an active volcano. Extraordinary natural catastrophes — including volcanic events — are covered in Spain by the Consorcio de Compensación de Seguros, the state catastrophe fund automatically included on every valid home policy.
  • Flash flooding via barrancos: the island's steep ravines channel heavy autumn and winter rain very quickly. Catastrophic DANA flooding is a Consorcio event; your private policy covers the resulting water damage, contents loss and repair costs.
  • Wildfire on forested slopes: the Anaga and Teno rural parks, and forested hillsides across the north and centre, carry genuine wildfire risk — a key consideration for properties in or near these areas.
  • Community insurance for resort complexes: the large resort complexes of the south require mandatory community insurance (seguro de comunidad). We arrange this for owners and communities of proprietors.
  • Holiday and rental property stock: Tenerife has a very large number of properties used as holiday lets or short-term rentals. The correct occupancy basis and activity declaration are critical — an incorrectly declared holiday let can see claims refused or heavily reduced.
The golden rule: always insure your Tenerife property on its rebuild value, not its market or purchase price. Under the Spanish regla proporcional, a home insured below rebuild value has every claim reduced in proportion to the underinsurance.
