Storm and wind damage to communal structures is covered under both the private insurance element of a community policy and, for exceptional natural catastrophes, through Consorcio de Compensación de Seguros. The AP-7 corridor and Valencian coast can be exposed to strong Levante and Tramuntana winds. Making sure the shared roof, external walls, and pool plant are adequately covered is a key purpose of community insurance.

The community policy is taken out by the community as a legal entity, and the annual premium is divided among all owners as part of the community fees (cuotas de comunidad). The split is typically proportional to each owner's participation coefficient (coeficiente de participación), which is set out in the community's title deeds. This calculation is the community administrator's responsibility. We provide the policy and the total premium; the community distributes the cost.

If a guest or visitor is injured on communal property — including the pool area — and the injury is attributable to a communal hazard (wet surface, broken tile, inadequate safety measures), the community can be held liable. Generali's community public liability cover responds to these claims. Without this cover in place, the community and its individual owners are personally exposed to the claim.
