A standard policy covers the shared building structure (external walls, roof, communal plumbing, staircases where applicable), communal outdoor areas (gardens, car parks, pool surrounds), public liability for third-party incidents on communal property, and Consorcio natural catastrophe activation. Optional add-ons include machinery breakdown (pool pump, lift), legal defence, and glass cover for communal areas.

The community president is legally responsible for ensuring community insurance is in place. If there is no professional administrator, the president arranges the policy directly. We can work with any community representative — president, appointed owner, or nominee — and handle the full process. If the community is without a president, we can advise on the simplest route to formalising the structure so insurance can be arranged correctly.

Community insurance premiums are based primarily on the total insured value of the shared structure, the number of units in the community, and the facilities present (whether there is a pool, lift, or commercial element). Smaller communities of up to 20 units are typically in the lower premium band. We carry out a building sum insured assessment as part of arranging the quote to ensure the premium reflects the actual risk — not an inflated or deficient figure.
