Tenerife has the largest expat community of any Spanish island and one of the most active community insurance markets. The south of the island — Los Cristianos, Playa de las Américas, Adeje, Costa Adeje — contains large tourist apartment complexes, many with British owners. Year-round occupation and tourism means communal facilities are in continuous use.

The north of the island — Puerto de la Cruz, La Orotava — has older, more historic architecture with different rebuild cost profiles. Santa Cruz de Tenerife has urban apartment buildings similar to any Spanish city. Community insurance does NOT cover individual apartments — each owner needs their own seguro de hogar.

• South Tenerife tourist complexes: Los Cristianos and Las Américas blocks typically have pools, gardens and multiple communal facilities in constant year-round use; machinery breakdown cover is recommended for continuously-running pool and lift equipment.
• Older communities: many blocks built in the 1970s–1980s have communal pipe systems approaching end-of-life; daños por agua is the most frequent claim type; annual communal plumbing surveys are recommended.
• Volcanic risk: Tenerife's Teide volcano is active; extraordinary volcanic events are covered by the Consorcio de Compensación de Seguros via the Generali gateway; the 2021 La Palma eruption demonstrated Consorcio responsiveness.
• Trade wind exposure: northeast trade winds (alisios) affect northern coast communities; communal roof structures, solar installations and garden areas are particularly exposed.
