All your insurance for life in Jávea (Xàbia), from home and car to health, life, funeral and motorbike cover — arranged in English by exclusive Generali agents with our local office right here in Jávea, on the north Costa Blanca.
Get a Free Quote →Jávea — Xàbia in Valencian — is one of the most established expat towns on the north Costa Blanca and home to a very large British, Dutch and German community, many of them retired. Unlike most of our location pages, this is also where we are based: our local office is in Jávea, so clients can sort their cover face to face as easily as by phone, email or WhatsApp, all in English.
The town is built around three distinct zones, and each carries its own insurance considerations. The historic old town (el Pueblo) is full of traditional stone townhouses whose rebuild value can differ markedly from their market price. The Port (el Puerto) and the sandy-beach Arenal are exposed to salt-air corrosion and, for the many holiday apartments there, unoccupancy clauses. And the wooded hillside villa areas climbing the Montgó massif sit in a wildfire-interface zone.
Jávea also carries a natural-hazard profile typical of the Marina Alta. The Riu Gorgos (Riu Xàbia) rambla can carry sudden flash floodwater after intense rain, while the pine and scrub of the Montgó hillside push fire risk up for the villa urbanisations. Catastrophic flood and storm damage is covered by the state's Consorcio de Compensación de Seguros, but only if your underlying Generali policy is in place — which is why structuring your cover correctly from the outset matters.
A final word on regla proporcional (the proportionality rule): Spanish insurers are legally entitled to reduce any claim payout proportionally if your declared rebuild value falls short of the true reinstatement cost. Older Pueblo townhouses and large Montgó-hillside villas are particularly prone to being underinsured. We calculate the correct value at the outset so you are never caught short.
From our office in Jávea we serve clients across the town — the Pueblo, the Port, the Arenal and the hillside urbanisations — and throughout the wider Marina Alta, entirely in English.
As exclusive Generali agents based in Jávea, we arrange the full range of personal and commercial insurance for expats living in and around the town.

Find out more →Jávea (Xàbia) sits beneath the Montgó massif — protected as the Parc Natural del Montgó — which dominates the skyline shared with neighbouring Dénia. The town is famously made up of three quite different parts: the historic old town (el Pueblo) inland, with its narrow streets and the church of San Bartolomé; the working Port (el Puerto); and the Arenal, the sandy-beach area that is the focus of much of the seasonal and tourist life.
The coastline is one of Jávea's defining features. South of the Arenal lie the dramatic rocky coves of La Granadella and La Barraca, while the northern headland rises to the Cap de Sant Antoni lighthouse. These cliffs and coves give Jávea a more rugged character than the long sandy strips further south on the Costa Blanca.
Much of the expat residential community has settled in the hillside villa areas on the slopes of the Montgó — Balcón al Mar, Costa Nova, El Tosalet and La Corona — wooded urbanisations where pine and scrub meet the houses. Others live in the Pueblo's traditional townhouses or in apartments around the Port and Arenal. Jávea is home to a particularly large and long-established British, Dutch and German community, a high proportion of them retired, which shapes everything from the local clinics to the demand for English-language services.
For healthcare, Jávea is served by English-speaking private clinics in the town and the Arenal, with Hospital de Xàbia and Clínica Monnaber — both within the Generali network — and the nearest general hospital being Hospital de Dénia (Marina Salud), around 20 minutes north.
Every town on the Costa Blanca has its own risk profile. These are the factors that most commonly affect insurance for expats in Jávea:
The hillside villa urbanisations climbing the Montgó massif — Balcón al Mar, Costa Nova, El Tosalet and La Corona — sit in a wildfire-interface zone where pine and scrub meet the houses. Spanish home insurance covers fire regardless of origin; for properties in these forested hillside areas we make sure access is clear for the policy and that adequate alternative-accommodation cover is in place.
The Riu Gorgos (Riu Xàbia) rambla can carry sudden flash floodwater down through the valley after intense rainfall — a familiar pattern across the Marina Alta. Extraordinary flood and storm damage is covered by the state's Consorcio de Compensación de Seguros, financed by a small levy on every home premium, but only activates if a valid home policy is in force. Your Generali policy independently covers standard water damage from burst pipes, leaking roofs and ordinary rainfall.
Properties near the Arenal and the Port experience accelerated salt-air corrosion on metalwork, window frames and mechanical systems. We advise clients in these zones to review their declared contents values carefully and to check that salt-damage exclusions are not embedded in cheaper policies.
Many Jávea properties — particularly Arenal beachside apartments — are used as holiday homes left empty for much of the year. Standard home insurance typically requires occupancy at least once every 30–60 days or a vacant-property endorsement. We ensure holiday home and rental policies carry the correct endorsements, and that liability cover is in place for properties let to guests.
Jávea has a wide spread of property types, from modest Arenal apartments to large multi-level Montgó-hillside villas and traditional Pueblo townhouses. Many owners set their rebuild value based on purchase price rather than reinstatement cost. Under the regla proporcional, an insurer can reduce a payout by the same percentage as the declared underinsurance. We assess rebuild values accurately at inception — particularly for the older stone townhouses, where rebuilding to the original character costs more than a modern equivalent.
Prices are indicative starting points based on typical Jávea expat properties and profiles. Your actual premium depends on the specific property, vehicle, health profile and cover level. Contact us for a precise quote.
