Here, small urbanizaciones of typically 6–20 detached or semi-detached villas share private roads, garden boundary walls, communal entrance gates and sometimes a small shared pool. These communities are smaller and simpler than coastal apartment blocks, but the forest-interface setting introduces specific risks — primarily wildfire — that require careful policy construction. The private roads and boundary walls within the urbanisation are communal elements that must be declared and insured.
At Lo Romero Golf, the development on the western edge of the municipality, communities are typically golf-front villa developments with larger land plots, communal approach roads, landscaped garden areas and in some cases shared facilities connected to the golf club. The community's relationship with the adjacent golf course infrastructure needs to be clearly understood when placing insurance — shared facilities not owned by the comunidad de propietarios itself may need separate cover arrangements. In all three areas, the Ley de Propiedad Horizontal requires the comunidad to insure common elements, and individual owners remain responsible for insuring their own property interiors separately.
Pine forest fire risk — Pinar de Campoverde: the urbanisation of Pinar de Campoverde is surrounded on multiple sides by Mediterranean pine (pino carrasco) forest. This creates a genuine wildfire interface risk — particularly in summer when the forest is dry and fire can travel quickly through the pine canopy. Community insurance policies here must specifically cover fire on common areas (communal garden walls, boundary fencing, gate structures, communal buildings) and rebuild costs must account for the fact that heavy firefighting vehicles may have difficulty accessing interior roads. It is critical to understand that the Consorcio de Compensación de Seguros covers extraordinary events such as flooding, earthquake and fire linked to civil disturbance — but does NOT cover standard forest fire, which must be explicitly included in the private Generali policy.
