Insurance for Expats in Benidorm

Benidorm is famous worldwide for its skyline of resort high-rises, but behind the holiday image lies one of the largest permanent British expat and retiree communities on the Costa Blanca. Many residents here are not tourists at all — they have made the city, with its two great beaches, mild winters and English-speaking services, their long-term home.

What makes insuring a home in Benidorm distinctive is that it is overwhelmingly a city of high-rise apartments. The vast majority of expat homes are flats held within a comunidad de propietarios, which immediately splits your cover into two parts: the community building policy (seguro de comunidad) arranged by the block, and your own contents and civil-liability policy for everything inside your front door. Understanding that distinction is the single most important thing for any owner here.

Expats are concentrated across a few well-known areas: the busy, heavily-British Rincón de Loix district behind Levante beach; the quieter, more Spanish-feeling Poniente side; the historic old town on the headland between the two beaches; and the residential streets running up towards the Sierra Helada (Serra Gelada) natural park. Each carries its own considerations — from holiday-let unoccupancy to the escape-of-water risk that defines tower-block living.

A final word on regla proporcional (the proportionality rule): Spanish insurers can reduce a claim payout in proportion to any underinsurance. In a Benidorm flat this most often bites on contents — declaring less than your possessions are really worth means a claim is settled at the same shortfall percentage. We calculate the correct contents and (where you insure it) rebuild values at the outset so you are never caught short.

Our office in Jávea (Xàbia) is roughly 45 minutes north of Benidorm via the AP-7 motorway. We serve clients across Benidorm and the wider Marina Baixa entirely in English.

About Benidorm

Benidorm sits on the Marina Baixa coast, defined by two great sweeping bays separated by the rocky headland of the old town. To the east, Levante beach is the busier, more international stretch — backed by the dense, heavily-British Rincón de Loix district where many long-term expats and retirees live year-round. To the west, Poniente beach is broader, quieter and has a more residential, Spanish character.

Between the two beaches, the old town climbs the headland to the Balcón del Mediterráneo viewpoint and the blue-domed church of Sant Jaume — the historic heart of what was, until the mid-20th century, a small fishing village. The transformation since then into Spain's most concentrated cluster of high-rise towers is the reason apartment living, and the comunidad de propietarios that comes with it, defines almost every home here.

Rising behind the city to the north-east is the Sierra Helada (Serra Gelada) natural park, a protected coastal headland of cliffs and walking trails that separates Benidorm from neighbouring Albir and Altea. Its slopes are home to some of the more elevated residential developments, popular with Northern European residents who want sea views away from the resort core.

Benidorm is one of the most important towns in the Marina Baixa comarca, with year-round services, healthcare, transport and shopping that serve a permanent population far larger than the holiday image suggests. That settled community — many of them British retirees who have lived here for decades — is the heart of the clientele we serve.

Local Insurance Considerations in Benidorm

Every town on the Costa Blanca has its own risk profile, and Benidorm's is shaped above all by high-rise apartment living. These are the factors that most commonly affect insurance for expats here:

Community Building vs Your Own Contents

In a Benidorm tower block, the structure, lifts, roof and shared areas are insured by the community policy (seguro de comunidad) arranged by the comunidad de propietarios — not by you. What you must arrange yourself is contents and civil-liability cover for everything inside your flat. Many owners wrongly assume the comunidad covers their home entirely; it does not. We make this split clear at the outset and ensure the community policy and your personal policy fit together without gaps.

Escape of Water Between Floors

The single most common claim in a residential tower is escape of water: a burst pipe or failed appliance several storeys above can soak your ceilings, walls and contents, and you can equally be the cause of damage to the flat below. Your civil-liability section exists precisely for this. In a building of dozens of flats this risk is far higher than in a detached villa, which is why contents-and-liability cover is non-negotiable in Benidorm.

Holiday Lets & Unoccupancy in Rincón de Loix

A large share of apartments — especially around Levante beach and Rincón de Loix — are let to tourists or stand empty between stays. Standard home policies impose unoccupancy conditions (often after 30-60 days) and require short-term letting to be declared, because it changes the liability exposure. Getting this wrong is one of the most common reasons a claim is reduced. We make sure the correct holiday-let or landlord endorsement is in place.

Health Cover & the Retiree Community

With one of the largest permanent British retiree populations on the coast, fast access to English-speaking healthcare matters greatly in Benidorm. Private cover gives admissions, A&E and specialist access at Clínica Benidorm in the city and Hospital Marina Baixa in nearby Villajoyosa — both within the Generali network — without public waiting lists.

Regla Proporcional

Under the regla proporcional, a Spanish insurer can reduce a payout by the same percentage as any underinsurance. In a Benidorm flat this most often affects contents: declaring €15,000 when you really have €30,000 means a claim is settled at only 50%. We assess realistic contents values — and rebuild values where you insure the structure — at inception.

Frequently Asked Questions — Insurance in Benidorm

Common questions from expats, retirees and apartment owners in Benidorm about their insurance needs on the Costa Blanca.

Because Benidorm is overwhelmingly a city of high-rise apartments, most expats here start with contents-and-liability home insurance — the building itself is usually covered by the comunidad — alongside private health insurance and car insurance. Comunidad de propietarios buildings need their own community policy. Life and funeral cover are also popular with the area's large British retiree community. As exclusive Generali agents 45 minutes away in Jávea, we arrange all of these in English.
Benidorm's skyline of residential towers means most homes are flats within a comunidad de propietarios. The community policy (seguro de comunidad) covers the structure, lifts, roof and shared areas, while each owner needs their own contents and civil-liability cover for everything inside the front door. The classic tower-block claim is escape of water between floors — a leak several storeys up can damage your flat, and you can equally be liable for the flat below — which is exactly what these two policies, working together, are there for.
If you are a non-EU citizen applying for Spanish residency (NLV, DNV, TIE), private health insurance without co-payments is compulsory. EU citizens registering as residents should also hold private cover for faster specialist access. For Benidorm's very large British retiree community, private cover is mainly about English-speaking GPs and fast private access at Clínica Benidorm and Hospital Marina Baixa in Villajoyosa — both within the Generali network. We arrange and issue the required consulate certificate within 24-48 hours.
Our office is in Jávea (Xàbia), around 45 minutes north of Benidorm via the AP-7 motorway. We can meet clients in Jávea or arrange everything remotely by phone, email and WhatsApp — whichever suits you better. All advice and documentation is in English.
