Heritage construction restores at rates far above modern building, and access up the village lanes complicates any works — so a pueblo house insured at a modern villa's rebuild rate is underinsured before anything happens, and Spanish law's regla proporcional would shrink every claim accordingly. Down on the Playa the questions flip to communal life and weather: apartments sit inside a comunidad de propietarios whose block policy must dovetail with your private one, and the Levante east wind drives water at terraces, shutters and window seals hard enough to make the storm and water-ingress sections the workhorses of the policy.
