Mojácar is two places — a whitewashed hilltop pueblo and a 17 km beach strip below — and its second homes need cover matched to whichever one they sit in: extended unoccupancy beyond the standard 60/90-day clause, anti-squatter defence, and tourist-let endorsements for the playa apartments. Generali cover arranged in English, online and by phone, from our Javea office.

Holiday Home Insurance in Mojácar — Built for Empty Properties

A standard Spanish policy is priced for the owner-occupied vivienda habitual (main residence), and its unoccupancy clauses — suspending or trimming cover after 60 or 90 days of vacancy — are where holiday-home owners get caught. A Mojácar second home closed outside the season calls for a vivienda secundaria (second-residence) policy: extended-unoccupancy cover first, anti-squatter legal cover alongside, and a tourist-rental endorsement whenever the home earns. We arrange all of it for owners in Mojácar and along the Almería coast, in English, from Javea.

With Mojácar, where you own matters as much as whether you own — a pueblo house and a playa apartment are different risks before either door is opened. Add the usage question (own retreat, family base, or Airbnb / Booking / Vrbo earner) and the liability limits, unoccupancy treatment and schedule wording all follow; we resolve both questions at quote stage so the policy describes the home you actually have.

Pueblo or Playa — Two Very Different Mojácar Homes to Insure

Almost uniquely on this coast, Mojácar has two distinct centres, and they underwrite differently. Mojácar Pueblo is the whitewashed Moorish hill village perched at 175 metres, its houses built with thick stone walls, vaulted ceilings and hand-laid terraces reached by steep, narrow lanes. Mojácar Playa is the modern resort strip 2 km below, running along 17 km of sandy coastline with apartment complexes, villas and a high density of expat-owned rental property. The community is one of Almería's oldest expat settlements — British, French, German and Belgian owners have been buying here since the 1970s.

Pueblo economics drive the first insurance decision. Heritage construction restores at rates far above modern building, and access up the village lanes complicates any works — so a pueblo house insured at a modern villa's rebuild rate is underinsured before anything happens, and Spanish law's regla proporcional would shrink every claim accordingly. Down on the Playa the questions flip to communal life and weather: apartments sit inside a comunidad de propietarios whose block policy must dovetail with your private one, and the Levante east wind drives water at terraces, shutters and window seals hard enough to make the storm and water-ingress sections the workhorses of the policy.

  • Mojácar Pueblo: heritage builds with premium rebuild rates — valuation accuracy is the whole game, and awkward scaffold access raises reinstatement cost further.
  • Mojácar Playa strip: beachfront apartments where the comunidad covers the block and your policy covers interior, contents and liability — the join between the two must be gap-free.
  • Marina de la Torre: the golf-and-residential complex at the southern end of the strip; community rules plus private cover, with pool and garden liability shared out between the policies.
  • Rambla-adjacent pockets: the Rambla de Mojácar runs between pueblo and playa — normally dry, violent in a DANA, and the reason Consorcio continuity is checked on every quote.

The wider risk picture is dry-country Mediterranean. DANA downpours can flash-flood the rambla network even in Spain's driest province, with the Consorcio de Compensación de Seguros paying only while a private policy is in force; the scrubby Sierra Cabrera slopes behind the resort add a seasonal fire note for hillside villas; and salt-laden Levante storms are the Playa's recurring weather claim.

Mojácar is emphatically seasonal. The Playa fills from May to October, much of the strip winds down over winter, and most second homes stand closed from November to April — months past the 60- or 90-day unoccupancy limit of a standard policy, which is why extended unoccupancy anchors every Mojácar schedule. Letting is a big part of ownership here, above all for beachfront apartments; Mojácar is Andalucía, so tourist lets are registered with the Junta de Andalucía's tourism registry (RTA), and the policy needs its tourist-rental endorsement to match. Vera and Garrucha, both about 8 km away, keep services close through the closed months — useful for keyholders making winter checks.

Holiday-Home Insurance Costs — Indicative Nationwide Bands

Rating follows rebuild value, security measures and letting use, never the postcode. In Mojácar, the decisive answers are pueblo-versus-playa build type and whether the apartment earns tourist income:

Vivienda Secundaria Esencial
from €320/yr
  • Continente (buildings) + contenido
  • Extended unoccupancy (no 60/90-day clause)
  • Family civil liability
  • 24-hour home assistance

Prices are indicative and depend on rebuild value, security measures and let frequency. Contact us for a free personalised quote.

Frequently Asked Questions — Holiday Home Insurance in Mojácar

Not once the vacancy runs on. A standard seguro de hogar includes an unoccupancy clause suspending or reducing cover after 60 or 90 consecutive days of vacancy — and with most Mojácar second homes shut from November to April while the Playa winds down, that limit is breached every winter. The vivienda secundaria (holiday-home) policy is the answer: extended unoccupancy as standard, water shut-off routines for the closed months, and an empty-property burglary uplift for homes that visibly hibernate.
Only with the tourist-rental endorsement in place. Standard holiday-home cover excludes commercial letting, and Mojácar Playa is one of the busier short-let markets on the Almería coast — beachfront apartments especially. The tourist-rental (alquiler turístico) endorsement extends liability to paying guests and covers tenant-caused damage, and because Mojácar is in Andalucía your let must be registered with the Junta de Andalucía's tourism registry (RTA) before it is advertised. We arrange the endorsement and can refer you to compliance advisers for the registration side.
The squatting risk (okupación) tracks visible emptiness, and a shuttered apartment on a half-closed winter strip — or a pueblo house dark for months — fits that description. Standard policies may not fund removal, so we add the defensa jurídica antiokupación rider to finance eviction proceedings, then layer the deterrents: a compliant alarm, a keyholder from nearby Vera or Garrucha making regular visits, and smart-meter monitoring to flag unexpected consumption. Our squatters guide sets out the legal process.
Substantially. The pueblo house is a rebuild-value problem: thick stone walls, vaulted ceilings and terraced access mean reinstatement costs far above modern rates, so the valuation must be done on heritage terms or the regla proporcional penalises every claim. The playa apartment is a boundary problem: the comunidad de propietarios policy covers the block while yours covers the interior, contents and personal liability, and the two must meet without a gap — plus Levante storm exposure and, usually, a tourist-let dimension. Same town, two different schedules; we write both and tell you which questions matter for yours.
