That is the pitfall that catches second-home owners first. A Teulada holiday home sits closed for much of the year, so it needs a vivienda secundaria (second-residence) policy. That means extended-unoccupancy cover, anti-squatter legal cover and, if you let the property, a tourist-rental endorsement. Teulada is the quieter, inland half of its municipality. It is a whitewashed village among vineyards and almond groves. The village is landmarked by the fortified 16th-century church of Santa Catalina. Around it, the typical holiday home is a hilltop villa with sea views, a renovated farmhouse among the Moscatel vineyards, or a country property with land, a pool and outbuildings. The municipality has roughly 14,000 permanent residents. The inland urbanisations still empty out dramatically outside summer.
Rural and semi-rural properties are among the most commonly underinsured in Spain, and the Teulada hills prove it constantly. Owners declare a rebuild figure for the main house and forget the rest. The casita, the pool structure, the retaining walls, the irrigation and the perimeter fencing all get left out. The regla proporcional then cuts any claim by the same percentage the property is underdeclared. We total every structure on the plot at quotation. That matters twice over on a holiday home nobody visits for months.
Wildfire is the hazard owners here ask about most. The hillsides are a summer-dry mix of pine, scrub, almond and garigue, and plots bordering open land sit within a recognised wildfire risk zone.
