Standard Spanish home insurance protects the owner-occupied vivienda habitual (main residence). Leave that property empty for 60 or 90 days in a row and the unoccupancy clause suspends or cuts the cover. It is the headline pitfall for second-home owners everywhere in Spain. An Oliva holiday home sits empty across the off-season, so it needs a vivienda secundaria (second-residence) policy. That brings extended-unoccupancy cover, anti-squatter legal cover and, where it applies, a tourist-rental endorsement. Oliva stands at a crossroads. Dénia is ten minutes south, Gandia ten minutes north, and the boundary between Alicante and Valencia provinces runs past the town. Which province you are in makes no difference to Spanish insurance law or to Consorcio cover. It does change the tourist-letting rules. Either way, the cover follows how you use the home. Second Homes in Oliva — the Old Town Ridge, the Beach and Oliva Nova

Oliva's holiday-home owners are a broader mix than in the Marina Alta towns to the south. French, British and Dutch buyers sit alongside a growing Eastern European community. The municipality splits into three insurance environments. The historic old town climbs a ridge of the Safor foothills above the orange-grove plain. Playa de Oliva runs for kilometres of dune-backed sand, lined with seasonal apartments. Oliva Nova, the golf-and-beach development to the south, holds many of the higher-value second homes.

The defining local hazard is water. Oliva borders the Marjal de Pego-Oliva, a protected wetland fed by the Bullent and Molinell rivers. Low-lying properties between the wetland and the coast sit in a recognised flood zone. Extraordinary flooding, whether the wetland overflows or a storm drives water inland, is paid by the state's Consorcio de Compensación de Seguros. The Consorcio only pays through an active home policy. On a second home that stands empty from October to May, keeping that policy live is the whole game.

How the three environments rate:

  • Playa de Oliva apartments: seasonal occupancy, salt-air degradation and ground-floor flood exposure — the unoccupancy endorsement plus correctly declared contents.
  • Oliva Nova villas and golf apartments: higher rebuild and contents values, plus guest liability if you let the property. The community and private policies must also dovetail without gaps.
  • Old-town houses on the ridge: above the flood plain, but traditionally built. Rebuild costs run higher than market prices suggest. That is the classic regla proporcional trap.
  • Homes near the Marjal and the orange groves: a high water table keeps ground-floor damp and flood exposure in play even outside catastrophe events.

Most Oliva second homes run from June to September, then stand closed from October to May. That is among the longest vacancy windows on this coast. Eight unvisited months is why we treat three things as standard here, not as extras: the extended-unoccupancy endorsement, an empty-property burglary uplift and a local keyholder.

Oliva is administered from Valencia province, so tourist lets fall under the Valencia Region VUT scheme. They register as an Apartamento Turístico. That is a different regime from the Alicante towns minutes down the road, and we explain it to cross-border owners every week. The policy side does not change. Standard holiday-home wording excludes commercial letting, so a let Oliva property needs the tourist-rental endorsement.
