Home insurance in Spain (seguro de hogar) is not compulsory by law, but every Spanish mortgage lender requires it and in Calpe it is difficult to argue against. The detail most expats miss is the regla proporcional, the underinsurance rule written into Spanish insurance law: if a property is insured for less than its rebuild cost, every claim is cut in the same proportion, whether the claim is for a burst pipe or a total loss. Water is the defining risk in Calpe. The Barranc del Quisi and the Barranc del Pou Roig join and discharge straight through the built-up part of the town — a textbook Marina Alta flood configuration — and the consequences are documented. On 12 October 2007 Calpe took 253 litres per square metre in a single day: more than 1,200 homes were damaged, concentrated around the low-lying Las Salinas basin, alongside some 1,200 vehicle claims. After the catastrophic Valencia DANA of October 2024 the town began clearing vegetation from the Barranc del Quisi to reduce the risk of another blockage. Flood is an extraordinary risk, so it is paid by the Consorcio de Compensación de Seguros rather than by Generali directly — but only where a valid ordinary policy is in force, and the Consorcio settles on the sums insured declared in that policy. An underinsured Calpe home is underinsured for the flood as well.
Four further local factors shape the cover we recommend here. Unoccupancy: Calpe is a second-home town, so thousands of properties stand empty for months; standard policies expect occupation every 30 to 60 days and will reduce escape-of-water and theft claims outside that, which is why a declared holiday home policy is usually the right structure. The community split: in the seafront blocks the comunidad de propietarios policy covers shared structure only — your own contents, fitted improvements and personal liability need your policy, and the two must dovetail with no gap. Salt air: shutters, railings, gates and external installations on the front line corrode faster than inland, so keep sums insured current. Fire on the hillside: the villa urbanisations back onto pine and scrub on Oltà and the Peñón slopes, and pool-and-garden liability is worth setting high — a visitor injured at the pool is one of the largest claims we see.
