Holiday Home Insurance Rojales
↓ Jump to Frequently Asked QuestionsRojales pairs a historic Segura-side Spanish village with some of the busiest British second-home urbanisations in Spain. Both halves need holiday-home cover that outlasts the standard 60/90-day unoccupancy clause. That means anti-squatter legal protection, and a tourist-rental endorsement if you let. Our local team in Javea arranges Generali policies in English for owners throughout the Vega Baja, Alicante.

Spanish home insurance defaults to the owner-occupied vivienda habitual (main residence). Its unoccupancy clause caps cover at 60 or 90 days of vacancy. That is the single biggest pitfall for second-home owners. A Rojales holiday home left empty for the off-season needs a vivienda secundaria (second-residence) policy. That carries extended-unoccupancy cover, anti-squatter legal cover and, where it applies, a tourist-rental endorsement. We arrange this in English from our office in Javea, for expat owners across Rojales and the wider Vega Baja, Alicante.
Few municipalities show the two faces of Vega Baja ownership as clearly as Rojales. On one side is a Spanish village core on the Río Segura. On the other are the sprawling expat urbanisations of Ciudad Quesada and Doña Pepa. Your property might be a village townhouse, a cave house or an urbanisation villa. It might be a retreat, a family base or an Airbnb earner. Each combination changes the liability limits, the unoccupancy terms and the schedule wording. So we confirm the use case before we quote.
From Riverside Village to Retiree Urbanisation — Rojales Risk, Street by Street
Rojales is really two property markets sharing one municipality. The old town is a traditional Valencian market town straddling the Río Segura. Its centre climbs a rocky outcrop, which has historically kept it above the worst of the river's floods. It remains predominantly Spanish, with townhouses, riverside apartments and the sandstone cave dwellings of the Cuevas del Rodeo cut into the hillside. East of the town, on what was flat farmland, sit Ciudad Quesada and Doña Pepa. These purpose-built urbanisations rank among the densest British retiree communities in Spain. The holiday-home buyers there are overwhelmingly British and Northern European.
The September 2019 DANA is the reference event for every insurance conversation here. The Río Segura broke its banks catastrophically, inundating Rojales and the surrounding flood plain. Thousands of vehicles were written off across the Vega Baja, ground-floor properties suffered severe water damage, and some claims took years to resolve. Two lessons survived the clean-up. First, properties below the 2019 flood line need their flood exposure addressed explicitly at quote stage. Second, the Consorcio de Compensación de Seguros pays catastrophe claims only where a private policy was in force when the water arrived. A holiday home whose cover quietly lapsed over winter has no Consorcio safety net.
Construction varies more here than almost anywhere else we insure in the Vega Baja. Urbanisation stock is conventional villa and townhouse build. Village stock is older masonry. The cave houses are a category of their own. They are excavated rather than built, so standard per-square-metre assumptions do not fit them and the rebuild valuation needs real thought. A conventional Rojales villa currently rebuilds at roughly €1,200 to €1,900 per built m². Accuracy matters here: under-declare, and the regla proporcional cuts every claim by the same proportion.
- Cuevas del Rodeo: the sandstone cave-house quarter — non-standard construction that needs a bespoke rebuild valuation, not a per-m² default.
- Rojales old town and the Segura crossing: the streets nearest the river carry the municipality's most direct flood exposure — Consorcio continuity is everything here.
- Ciudad Quesada: the vast golf urbanisation east of town — villa stock with pools, rated mainly on vacancy pattern and security rather than location.
- Doña Pepa: dense British-retiree streets where an occupied neighbour and a fitted alarm materially improve empty-property burglary terms.
Occupancy follows the nationality split. Village homes are mostly lived in year-round. The urbanisation second homes empty out between visits, especially once the winter visitors fly home. That vacancy window is exactly what the standard 60/90-day clause punishes. On the letting side, VUT activity concentrates in Quesada and Doña Pepa. The strong British community also sustains a long-let market. Short-term letting needs the tourist-rental endorsement. A long let belongs on landlord-style cover, not on a holiday-home policy at all. We route each owner to the right product before quoting.

What Holiday Home Cover Costs — Indicative Generali Premiums
Premium is driven by rebuild value, the security fitted and whether you let. Postcode alone does not set the price. For Rojales properties, two things shape the rating: where the home sits in relation to the Segura flood plain, and its construction type, whether village house, cave house or urbanisation villa.
- Continente (buildings) + contenido
- Extended unoccupancy (no 60/90-day clause)
- Family civil liability
- 24-hour home assistance
- All of Esencial
- Tourist-rental endorsement (Airbnb / Booking)
- Anti-squatter (defensa jurídica antiokupación)
- Higher liability for paying guests
- Empty-property burglary uplift
Prices are indicative and depend on rebuild value, security measures and let frequency. Contact us for a free personalised quote.
