Rojales is really two property markets sharing one municipality. The old town is a traditional Valencian market town straddling the Río Segura. Its centre climbs a rocky outcrop, which has historically kept it above the worst of the river's floods. It remains predominantly Spanish, with townhouses, riverside apartments and the sandstone cave dwellings of the Cuevas del Rodeo cut into the hillside. The September 2019 DANA is the reference event for every insurance conversation here. The Río Segura broke its banks catastrophically, inundating Rojales and the surrounding flood plain. Thousands of vehicles were written off across the Vega Baja, ground-floor properties suffered severe water damage, and some claims took years to resolve. Two lessons survived the clean-up. First, properties below the 2019 flood line need their flood exposure addressed explicitly at quote stage. Second, the Consorcio de Compensación de Seguros pays catastrophe claims only where a private policy was in force when the water arrived. A holiday home whose cover quietly lapsed over winter has no Consorcio safety net.

Construction varies more here than almost anywhere else we insure in the Vega Baja. Urbanisation stock is conventional villa and townhouse build. Village stock is older masonry. The cave houses are a category of their own. They are excavated rather than built, so standard per-square-metre assumptions do not fit them and the rebuild valuation needs real thought. A conventional Rojales villa currently rebuilds at roughly €1,200 to €1,900 per built m². Accuracy matters here: under-declare, and the regla proporcional cuts every claim by the same proportion.

  • Cuevas del Rodeo: the sandstone cave-house quarter — non-standard construction that needs a bespoke rebuild valuation, not a per-m² default.
  • Rojales old town and the Segura crossing: the streets nearest the river carry the municipality's most direct flood exposure — Consorcio continuity is everything here.

Occupancy follows the nationality split. Village homes are mostly lived in year-round. The urbanisation second homes empty out between visits, especially once the winter visitors fly home. That vacancy window is exactly what the standard 60/90-day clause punishes. On the letting side, VUT activity concentrates in Quesada and Doña Pepa. The strong British community also sustains a long-let market. Short-term letting needs the tourist-rental endorsement. A long let belongs on landlord-style cover, not on a holiday-home policy at all.
